Show Low Bluff Development Update

Here's a Show Low Bluff development update posted on Friday, November 30, 2007 on the Show Low Bluff website.

Show Low Bluff Development Update

The southern half of Sitgreaves Park has been paved and curbed. Building permits are now available in that part of the neighborhood. One sidewalk has been constructed, part of the trail system that will extend throughout Show Low Bluff.

Speaking of the trail system, work on it will begin shortly. The first part of it, from the footbridge spanning Show Low Creek, up the bluff and across to Penrod Road, should be done by spring of next year. That section of trail will go through the area where the City will build four ballfields.

Electrical utility construction is finishing up, and water and wastewater utilities development are under way in Penrod Commerce Park. Paving is scheduled to begin in our first commercial area after the first of the year.

Earth moving is also continuing on the extension of Woolford Road to Penrod. Trees have been cleared up the bluff, so the future scenic route into our development is clearly visible from White Mountain Road. Improvement plans are under way in areas around Woolford Road’s extension that are not in The Hub.

Meantime, earth moving continues in The Hub with two objectives: first, is to separate rock from dirt—and further separate boulders from smaller rock—and, second, is to begin filling parts of The Hub to reduce the required engineered fill for future construction.

A contract will be awarded at the beginning of next year to design and build the bridge crossing Show Low Creek that will extend Woolford Road up the bluff.

Finally, early next year we will announce the creation of an archaeology park. We are committed to preserving the bluff overlooking Show Low Creek and the meadow, and the rock art that can be found on malapai outcroppings and boulders. The park will eventually include a trail and historical markers explaining the significance of the petroglyphs, some of which our experts have dated back to the earliest days of the millennium.

Show Low Bluff Residential Homesites and Commercial Parcels Are the Best Value in White Mountains

Show Low Bluff’s residential homesites and commercial parcels represent the best real estate value now available in the White Mountains. Current properties are priced below market, and all should experience healthy appreciation due to our proposed amenities, owner associations’ architectural committee and design guidelines.

Eighty-nine homesites are available in Sitgreaves Park, our first residential neighborhood. They range in size from 1/6th to 1/3rd of an acre and are priced from $63,900 to $73,500. These prices are a tremendous value for homesites with incredible views and cul-de-sac locations in a small-town, mountain setting.

Residents of Sitgreaves Park will be part of a homeowner’s association which, combined with design standards and proposed amenities, are expected to maintain and boost property values. Planned amenities include trails and parks, but others envisioned include a major greenbelt recreational area with lakes, kayaking streams and a swimming hole.

Commercial parcels are available in Penrod Commerce Park, situated between Sitgreaves Park to the west and Penrod Road to the east. These parcels are from 1.15 acres at $550,000 to 2.32 acres at $1.4 million.

Commercial parcels are in great demand in the White Mountains as the area is at the front-end of an expected period of rapid growth. Commercial owners will be part of a business owner’s association and subject to design guidelines which, similar to residential owners, should cause property values to appreciate substantially.

One of the main reasons that Show Low Bluff property owners should experience higher property values is that both Sitgreaves Park and Penrod Commerce Park are contiguous to The Hub, our central commercial district. Residents and workers will be within walking distance of the most unique commercial area now planned for all of the White Mountains—a pedestrian-focused downtown area that will mix restaurants and retail shops with park space and entertainment opportunities.

Show Low Bluff, currently zoned for 3,735 residential units, will have nine residential neighborhoods—Adams Park, Beale Park, Clark Point, Cluff Park, Cooley Creek, Huning Ranch Park, Kearney Park, Sitgreaves Park and Summerhaye Park—plus two commercial areas, The Hub and Penrod Commerce Park.

Show Low Bluff Signs 3 Year Deal as Title Sponsor of Tour of the White Mountains Endurance Mountain Bike Event Epic Rides

Epic Rides and Show Low Bluff Development Corp. today announced a three-year sponsorship agreement for the Tour of the White Mountains endurance mountain bike event. Show Low Bluff, which was title sponsor of the Tour in 2006, will remain the title sponsor through the 2009 event.

Show Low Bluff is major mixed-use development in the city of Show Low that is being designed with outdoor enthusiasts in mind. It's a new type of community, unique to Arizona's White Mountains, for people who love to walk, run, bike, canoe, kayak, climb and, in general, have fun.

The 2007 Show Low Bluff Tour of the White Mountains will be held October 6th on the trails within the Apache-Sitgreaves National Forest located near Pinetop-Lakeside, AZ.

"I guess you could call this a no-brainer for us," said Jim Showalter, manager of marketing for Show Low Bluff (www.showlowbluff.com), "sponsoring one of the premier mountain biking events in the Southwest that attracts the very people who would enjoy the community we're developing, an event that is professionally managed by Epic Rides and has tremendous potential for quality growth."

The event, now in its 12th year, is the oldest endurance mountain bike event in Arizona. "Part of its popularity is due to its trail selection and time of year", says Todd Sadow, President of Epic Rides (epicrides.com), "being able to showcase the White Mountains and the seemingly endless system of pristine trails during the onset of Fall is an easy choice to attend for mountain bikers throughout the region".

"We expect this years event to attract over 1,200 participants and spectators to the White Mountains for event weekend", said Sadow.

He added, "Show Low Bluff and Epic Rides share a very similar customer, we both appeal to the outdoor enthusiast seeking to enjoy the benefits of being outside."

For more information about the event go online to epicrides.com/towm/towm.htm.

About Epic Rides, Inc.:Epic Rides has become world famous for producing events that celebrate the many positive aspects of mountain bicycling. Events such as the Kona 24 Hours in the Old Pueblo, Show Low Bluff Tour of the White Mountains and the Whiskey Off-Road are popular with participants because they offer challenging, fun riding and emphasize the joy inherent in the sport. epicrides.com

About Show Low Bluff Development:Show Low Bluff covers over 1,500 acres of land, is zoned for more than 3,500 residences and will host more than 100 acres of commercial activities centered on a pedestrian-friendly area referred to as "The Hub". It will be the first traditional downtown venue in the White Mountains, projected to include the area's first-ever outdoor theater and boutique hotel.

Show Low Bluff is focused on fun, which is why its vision includes a water-centered recreational area with a lake for sailing and canoeing, a stream for kayaking, a real swimming hole (not a pool), rock-climbing areas, trails for hiking, running and mountain biking and riparian areas. Show Low Bluff neighbors the Sitgreaves National Forest and is projected to link its trail system with the extensive pre-existing trail system in the White Mountains.

Piñon Homes Breaks Ground On Model Homes In Show Low Bluff

Piñon Homes Breaks Ground On Model Homes In Show Low Bluff

SHOW LOW, ARIZONA. – Aug. 15, 2007 – Piñon Homes, a venture backed by Arizona real estate veterans, has initiated construction on three model homes in Arizona’s hottest new place to cool off.

Piñon Homes is building three model homes within the Show Low Bluff master planned community in the White Mountains. This distinctive collection - priced from the mid $300s - includes six home plans ranging from 1,692 to 2,524 square feet. Home site sales are underwaywith models scheduled to open this fall.

While concerns about the softening real estate market top the headlines, Arizona remains on target for overall growth. National research shows continued population expansion in metropolitan Phoenix including an increase among families seeking a vacation home. These buyers want more than just a home in a cooler climate; they are seeking a beautiful retreat with small-town charm and modern conveniences.

“We’re providing an all-inclusive package,” said Mel Stein, Piñon Homes vice president of construction. “Our residents will enjoy a thriving outdoor atmosphere with activities for the whole family, spectacular mountain views and a generously appointed home designed for their lifestyle.”

To achieve this, Piñon Homes partnered with nationally recognized Bloodgood Sharp Buster Architects. Open flowing Great Room concepts, large inviting front porches and rear decks, and gourmet kitchens with stainless steel appliances, and wood burning fireplaces are among the luxurious standard features that distinguish these homes. Rugged stone details accentuate the mountain craftsman, prairie and traditional bungalow exterior designs.

Numerous options allow buyers to create a home geared to their lifestyle with exercise rooms, master sitting rooms, guest suites, additional garage bays and more. Spacious decks, covered patios and secluded master patios provide the perfect setting for breathtaking views. If desired, buyers may create a home plan with almost equal indoor and outdoor living space, Stein said. The welcoming community of Show Low Bluff offers the ideal setting for these homes with wide-ranging planned amenities including a 14-mile network of hiking trails shaded by a canopy of lush trees, a quaint community swimming hole, ample parks, sports fields and more. Community life will focus around The Hub, a vibrant town center anticipated to offer numerous shops, restaurants and an outdoor theater.

Nearby homeowners will enjoy the best the White Mountains has to offer with dozens of natural lakes ideal for boating, fishing and camping. Skiing, mountain biking, golf and other activities are also available nearby.

Once known as a quiet hamlet, Show Low is welcoming tremendous new growth led by Show Low Bluff. The development follows the demand of more Phoenix and Tucson residents seeking an affordable vacation home within a 3-hour drive.

“It’s not surprising that many families are embracing this ground-floor opportunity,” Stein said. “The area has a special charm, four-seasons of outdoor activities and is easily accessible.” Piñon Homes unites the real estate, sales and home building expertise of Kanter, Mel Stein and Elliot Pollack. Stein will capitalize on his 10 years of experience as president and owner of Sonoran Desert Homes, which has continuously ranked among Arizona’s top-25 custom builders since 2002. Kanter brings more than 20-years experience as a successful entrepreneur. Pollack is widely recognized as a preeminent consultant and economist, producing Arizona’s most comprehensive real estate database.

Show Low Bluff, currently zoned for 3,735 residential units, will have nine neighborhoods— Adams Park, Beale Park, Clark Point, Cluff Park East, Cluff Park West, Cooley Creek, Huning Ranch Park, Sitgreaves Park, and Summerhaye Park.

New Logo Reflects Unique Way of Life

Wednesday March 28, 2007

New Logo Reflects Unique Way of Life

We have a new logo, a single drop of water within a single aspen leaf, surrounded by two perfect circles.

The change occurred after several months of deliberation. As with every other part of the development, a lot of research and thought went into the new logo, beginning with the decision to create a new one.

The original logo for Show Low Bluff spoke to “place”—the specific setting of our property at the top of the bluff overlooking the meadow, with a blue sky above it. But our ongoing research proved repeatedly that people in our principal market are seeking particular attributes before buying a second home. That is, they’re looking for a way of life more than a specific location. We decided to create a logo to address this fact.

Second homebuyers want to be in or near the mountains where they can enjoy recreational and sporting opportunities. Water is very important to them—whether lakes and streams for recreation or a plentiful supply of pure water for drinking and bathing. Our marketing promotes all of the White Mountains, and our new logo reflects the very attributes that our market seeks.

But it represents more. The two circles reflect the sense of community we have found among people living in the White Mountains, and which we want to enhance within Show Low Bluff. Additionally, the four points within the outer circle depict the cardinal points on a compass while referring to the attention to detail that can be found in every aspect of Show Low Bluff’s planning and development.

The new logo is a symbol for a way of life that is unique to the White Mountains—a way of life that can be found at Show Low Bluff.

Announcing The Hub: The Commercial Center of Show Low Bluff

Wednesday March 28, 2007

Announcing The Hub: The Commercial Center of Show Low Bluff

We are happy to announce that our central commercial district will be named after a store that was once at the heart of Show Low—The Hub.

Show Low Supply was built by John Scott Sr. in about 1944 at what is now the intersection of the Deuce of Clubs and White Mountain Road. He and his partner, Bill Huso, operated the store until it was leased to Clair Tenney. It was a hardware, sporting goods store and gas station selling Shell gasoline and petroleum products. The Round Up Motor Lodge and Branding Iron Bar soon followed, all of these businesses virtually next door to the Scott home.

John Scott Jr. told us in an e-mail that “with my father owning basically all four corners of the intersection, it was definitely the hub of our business livelihood.” But only after Clair Tenney leased Show Low Supply did the business change its name to The Hub.

“The main reason my husband wanted it at the time was for the gas business,” Imogene Tenney told us. “We sold the things that people in Show Low needed. In those days, there was no sporting goods store, no gift shop, no liquor store, no Circle K.”

Clair Tenney bought the Shell Oil Co. contract in 1952 then leased the store in 1965. He, Imogene and two of their sons, Gary and Arlee, worked at The Hub. Their other son, Randy, worked at the Maxwell House, where JB’s now stands. Their home, formerly the Scott’s, was on the current site of Chase Bank.

“It was so much fun,” Imogene said. “On weekends people were lined up to buy gas, fishing licenses and camping gear. People were always coming up here to take their kids camping. I remember that we had a big map of the White Mountains on the back of the building and I was always drawing maps for people on how to get places. I always talked to the fishermen, so I knew what was biting.”

The State of Arizona bought the property in 1972 to build a new, expanded intersection. With that, The Hub as everyone knew, the business that was at the center of Show Low life for almost 30 years, came to an end.

The name represents a lively tradition in the history of the city, one that Show Low Bluff intends to renew.

Piñon Homes Named Second Show Low Bluff Homebuilder

Wednesday March 28, 2007

Piñon Homes Named Second Homebuilder

Show Low, AZ March 12, 2007 - Piñon Homes will be a preferred builder within Show Low Bluff, introducing an all-new collection of homes created exclusively for this master-planned community.

Both comfortable and luxurious, this floorplan series will be distinguished by expansive decks and covered patios, gourmet kitchens, spacious great rooms and master suites, large bathrooms and ample storage areas including walk-in closets. Each plan will be available with distinctive mountain craftsman, prairie and traditional bungalow exterior design elevations.

“These homes are designed to provide the ideal retreat for active adults and families,” said Mel Stein, Piñon Homes vice president of construction. “We will incorporate numerous universal design features that make these homes exceptionally functional.”

Additional benefits will include energy-efficient features and state-of-the-art wiring that allows for sophisticated home offices and automation systems to control the home remotely.

The newly created Piñon Homes unites the real estate, sales and home building expertise of Stein, Elliot Pollack and Dave Kanter. Stein will capitalize on his 10 years of experience as president and owner of Sonoran Desert Homes, which has continuously ranked among Arizona’s top-25 custom builders since 2002. Kanter brings more than 20-years experience as a successful entrepreneur to his role as president of Piñon Homes and will oversee sales and marketing. Pollack is widely recognized as a preeminent consultant and economist, producing Arizona’s most comprehensive real estate database.

Home sales will begin this spring along with construction of the model homes, which are scheduled to be completed this winter.

“The natural beauty and endless year-round outdoor activities drew me to the White Mountains and Show Low Bluff in particular,” Kanter said. Under a canopy of tree tops, residents may explore 14 miles of densely landscaped hiking trails within Show Low Bluff that lead to seemingly endless hiking and biking paths within the neighboring national parks. The region is distinguished by its majestic high mountain setting that offers skiing and serene lakes ideal for fishing and boating. Within the community, residents will enjoy a tranquil mile-long water feature that flows throughout Show Low Bluff and the welcoming Main Street shopping area.

“It’s a vibrant, action-packed destination with four mild seasons and a charming town center within an easy drive of friends and family. That’s something we think offers homeowners a great value,” Pollack said. Additionally, the population growth of the Phoenix area indicates an upward trend in buyers seeking a second home in a setting like Show Low that combines a country setting with numerous choices for dining and shopping and is less than a 3-hour drive, Pollack said.

Show Low Bluff, currently zoned for 3,735 residential units, will have nine neighborhoods—Adams Park, Beal Park, Clark Point, Cluff Park, Cooley Creek, Huning Ranch Park, Kearney Park, Sitgreaves Park and Summerhaye Park.

Sun Forest Homes Named First Residential Builder at Show Low Bluff

Friday December 15, 2006

Show Low Bluff Development Corp. is proud to announce Sun Forest Homes as its first residential homebuilder.

Sun Forest is the newly created production homebuilding sister company of Sun Forest Custom Homes, which has more than a quarter century of experience building custom homes in Arizona and Oregon.

Sun Forest Homes has teamed up with their partners from Bluff Mountain Properties to bring you charming Craftsman Style Architectural Homes in Show Low Bluff.

“We have always taken pride in quality construction and have a growing list of satisfied buyers,” said Tom Weinmann, co-owner with wife JoAnn, of Sun Forest Homes. “We were ready to return to building Craftsman style homes with the same commitment to quality we’ve brought to our custom homes. The challenge was finding the ideal opportunity. We are convinced that Show Low Bluff is that opportunity—the entire development, from land-planning to architectural standards to the wide range of amenities being planned, is based on quality and innovation.” Show Low Bluff is a community unlike any other where residents are invited outdoors with their neighbors to enjoy the many parks and community amenities.

Sun Forest Homes, based in Show Low, and Bluff Mountain Properties will build five models at Show Low Bluff. They will be priced in the $300,000 range including lot, and have from 1,482 to 1,817 livable square feet with front porches, fireplaces, central air conditioning and heating, mud rooms, hot-water recirculation pumps and garages in the rear—all standard.

“Upgrades commonly offered by other homebuilders will be standard on our homes,” Weinmann said. “We have reduced the number of upgrades to eliminate the confusion that homebuyers usually experience with long lists of options.”

Construction of all five models, named after Arizona wilderness areas—Aravaipa, Estrella, Prieta, Redfield and Santa Teresa—has begun in the Sitgreaves Park neighborhood.

Show Low Bluff, currently zoned for 3,735 residential units, will have eight neighborhoods—Adams Park, Beale Park, Clark Point, Cluff Park East, Cluff Park West, Cooley Creek, Huning Ranch Park and Sitgreaves Park.
